I am Merry Mitchell Swink, REALTOR®, serving Sun City, an active adult community located in Georgetown, Texas, with a primary focus on helping clients navigate buying and selling homes during important life transitions. I also work with clients in all areas of Georgetown, Texas, as well as Round Rock and surrounding communities north of Austin.

As a Sun City resident, I bring first hand, on the ground knowledge of the community, including neighborhoods, clubs, activities, and the day to day rhythm of life here. I am actively involved in many social and special interest groups, which allows me to offer clients practical insight and a genuine understanding of what it means to live in Sun City.

Many of the people I work with are retirees, long time homeowners, widows or widowers, and families assisting a loved one with the sale of a home. I understand that these situations often carry emotional weight, practical concerns, and a need for clear, steady guidance, especially when selling a home that holds many years of memories.

As a listing agent, I help sellers prepare, position, and market their homes thoughtfully, with careful attention to timing, presentation, and communication. My goal is to make the selling process feel organized, well supported, and respectful of both the home and the people connected to it.

As a buyer’s agent, I work patiently with clients to help them find the right fit for their next chapter, whether they are downsizing, relocating, or purchasing within Sun City or the surrounding area. I take time to explain options clearly and move at a pace that feels comfortable, never rushed.

I also work closely with family members who are charged with selling the home of a parent or loved one, offering calm guidance, clear communication, and dependable support throughout the process. In these situations, I strive to ease stress and help everyone involved feel informed and cared for.

I intentionally work with a limited number of clients so I can provide attentive service, consistent communication, and steady support from beginning to end. My role is not simply to facilitate a transaction, but to help people feel confident, understood, and well guided through an important decision.
